Take Over PaymentsLAS VEGAS
For Las Vegas owners whose listing ended without a sale

Your Listing Expired. Your Low Mortgage Payment Didn't.

If your loan was set up between 2019 and 2022, the payment you carry today is worth something to the right buyer. We can take over that payment, close on the date you pick, and skip the commission, the repairs and the next price cut.

Las Vegas homes only. A real person reads it.

Why Your House Sat, and What That Really Means

When a listing ends without a sale, most owners quietly assume the house was the problem. Usually it was the arithmetic. A buyer today looks at the monthly payment first, and at the price second. Borrowing the same amount costs far more each month than it did a few years ago, so a price that once looked fair now leaves buyers just short of qualifying. They like the house and still cannot make the payment work.

The payment is the real barrier

You can lower the price, and many owners do, more than once. Each cut costs you equity, and the commission and closing costs still come out of whatever is left. At some point a sale that was supposed to put money in your pocket starts asking you to bring money to the table.

Your loan may be worth more than your listing

Here is the part most people never hear about. If your mortgage was written between 2019 and 2022, its payment is likely far lower than a new loan on the same house would cost today. That gap is the reason a buyer would want to step into your payment instead of starting over with a new loan. It is also the reason this letter reached you and not your neighbor with a newer mortgage.

What Taking Over Your Payments Actually Means

Plain words matter here, so this is exactly how it works. You sell the house to us under a purchase agreement. Your existing mortgage stays in place and keeps its current terms. We take over the monthly payment and keep it current. You hand over the keys on the closing date you chose, and a title company handles the paperwork the same way it would on any sale.

What stays the same

The loan itself does not change. Same lender, same interest rate, same balance, same monthly amount. That unchanged loan is the entire value of the arrangement, which is why it only fits homes with a loan from the right years.

What changes for you

You stop living in the house, stop paying the mortgage out of your own account, and stop carrying the listing. We cover the payment each month through a licensed third-party loan servicer, so you can see a record of every payment made. Read the full walk-through on our how it works page, including what to ask your own attorney before you sign.

What you should know before deciding

Because the loan stays in your name, it still shows on your credit until it is paid off or refinanced by us. We think you should hear that from us first, and our frequently asked questions go through it in more detail. This is also a good reason to have your own attorney review any agreement before you sign it.

Who This Works For, and Who It Does Not

This is not a fit for everyone, and we would rather say so up front. It works best when three things line up: the loan was written between 2019 and 2022, the rate is on the low side, and you are not counting on a large check at closing.

Homes with thin equity

Owners who bought or refinanced in those years often have modest equity, especially after a few price cuts. A traditional sale at that point can leave nothing after commission, so a no-commission close that simply gets you out cleanly can be the better result.

Owners who need to move on a date

A job, a family situation or a purchase of your own may set your deadline. You pick the closing day, and it is commonly two to three weeks out. We cannot promise a date until we have seen your loan and the house, but the date is yours to name.

Homes that need work

We buy as-is. Dated kitchens, worn flooring, a tired roof and a yard you gave up on are our problem after closing, not yours. You do not paint, patch or clean for us.

When it is a polite no

If your rate is high, if you need a large payout, or if the loan terms do not support it, we will tell you plainly and you will have lost ten minutes. Our guide to your options after an expired listing covers the paths that may suit you better, including relisting with a fresh strategy.

How a Sale With Us Moves From First Call to Closing

The path is short and every step is something you can say no to.

1. A short conversation

You call or send the form. We ask about your rate, your payment with taxes and insurance, your balance and what you would need to walk away with. Most calls take about ten minutes.

2. A look at the house and the loan

If the numbers can work, we walk the house with you for about twenty minutes and go through the loan documents together. Nothing is signed at this stage.

3. A written offer you can review

You get the terms in writing, and you can take them to your own attorney. If anything is unclear, we explain it again without rushing you.

4. Closing through a title company

If you decide to go ahead, the sale closes through a title company. After closing, payments run through the third-party servicer and you keep a record of them.

You can read the same steps with more detail on our how it works page, or reach us directly if you would like to talk first.

What Sets This Apart From Listing, Cash Offers and Waiting

Every option has a cost. Here is an honest comparison so you can decide with a clear head.

Relisting with an agent

Relisting can work if the price is right and the house shows well. It also means another round of commission, showings and waiting, with the same payment barrier facing buyers. Our expired listing options guide helps you decide whether it is worth another try.

A traditional cash offer

Many cash buyers pay well under market value, because they are buying your equity. Taking over a payment is a different kind of deal. It is built around your loan, not around discounting your house.

Renting it out

Some owners consider becoming landlords. That brings tenants, repairs and vacancy, and your own mortgage payment stays yours. It suits some people and not others.

Doing nothing

Staying put is a perfectly good answer if your plans have changed, and we are glad to leave you alone. If you do want to sell, each month of waiting is another month of payments, taxes and upkeep.

Common Questions From Las Vegas Owners

Owners usually ask whether this is legitimate, who makes the payments and what happens if something goes wrong. We answer each one directly on our questions page, and we are happy to repeat the answers by phone.

Is this a real purchase?

Yes. It is a standard purchase agreement that closes through a title company, and your attorney can review it first.

Who are we?

We are a local buyer focused on Las Vegas homes, and you can find more detail on our about page. We keep our terms plain, and we do not use pressure or deadlines to push a decision.

What does it cost you?

There is no commission on a direct sale and no repair bill. Closing costs are explained in the written terms, so there are no surprises on closing day. Read the privacy policy and terms of use to see how we handle your information.

If your listing ended and the payment is still something you want to put to work, the form on this page is the fastest way to start. A real person reads every submission.

Before You Call

Is there any obligation when I send the form?

No. The form starts a conversation and nothing more. You can say no at any step, including after we have walked the house.

How do I know the payments will be made?

Payments run through a licensed third-party loan servicer, and you can see a record of each one. We put that arrangement in writing before closing.
